Overview
Eildon successfully completed a $10 million equity raising for the EAM Berwick Motor Trust (the “Fund”), home to Berwick BMW in Melbourne’s east. The state-of-the-art facility offers a full range of BMW products and services, including New Vehicle Sales, Pre-owned Vehicle Sales, BMW Finance and Insurance, Service and Parts. EAM Berwick Motor Trust provides investors with:
- Ownership in a large commercial property asset, via an unlisted direct property Fund
- Cash distributions paid to Investors on a quarterly basis, over the 7-year investment term
- Opportunity for capital growth, represented in the Fund’s NTA
- Long-term lease with a forecast Weighted Average Lease Expiry of 15 years (100% occupation)
Eildon Debt Fund
Overview
Eildon Debt Fund (EDF)
This is EFM’s most common investment structure and is ideal for investors who desire discretion over which investments they make and are happy to co-invest alongside others.
The Fund is a contributory trust, consisting of a portfolio of individually discrete loans.
Investors will have complete discretion to participate in each individual Investment (minimum participation amount of $100,000 per Investment), in-line with their own investment strategy.
A new class of units is issued to investors who choose to participate in each Investment.
A separate Supplementary Investment Memorandum with returns and other key terms will be issued for each Investment opportunity.
Distributions will be made quarterly or at maturity dependent on the Investment and detailed in the Supplementary Investment Memorandum.

Eildon successfully completed a $30.1 million equity raising for the EAM Elara Village Property Fund to acquire a brand-new Coles-anchored Shopping Centre located within Stockland’s Elara Masterplan Estate in Marsden Park, NSW. The centre
commenced trading in November of 2021, having a very successful first 12 months of operation. The flagship Coles is supported by The Castle Hill Medical Centre, Goodstart Childcare, Snap Fitness, Desi Hatti Indian Grocer, Subway and many more specialty shops. EAM Elara Village Property Fund provides investors with:

Overview
Eildon successfully completed a $31.4 million equity raising for the EAM Caboolture Property Fund to acquire a brand-new Coles-anchored Shopping Centre located 30 minutes north of Brisbane in Caboolture. The Coles Centre commenced trading in November of 2022, with the KFC and Large Format Retail Centre, anchored by PetStock & SuperCheap Auto, set to commence
trading in early 2023. The Coles Centre is supported by 11 speciality shops along with a Chemist Warehouse and KFC.

Overview
Eildon acquired a 4.4 ha site within the Lendlease Harpley Estate. Development is due to commence in 2023 and will incorporate a medical centre, neighbourhood centre, service station, fast food and other commercial use. End value of the development is projected to be in excess of $100 million. The Coles anchored neighbourhood centre is 73% leased (by area), with construction due to commence in January of 2023, set to be open for trade in Autumn 2024.

Overview
Eildon established the Health & Education Fund in May 2022 which invests in Childcare and Early Learning Centres across Australia. The open-ended fund aims to provide investors with a geographically diverse portfolio, long term leases for an essential community service, quarterly distributions and focus on modern newly constructed assets which are expected to minimise near term capital expenditure obligations.
